This is the third time we have stayed at Casa Nunziata, and we love it. The location is great for Volterra, Siena, Firenze and San Gimignano. It is also perfect for near isolation, quiet and relaxation. There is an unmade road to the property which you may not be used to driving on, but it is not the worst by any means that I've driven on in Italy. See it as a challenge!
The house is well kept and maintained, and everything works. The access to the pool, and the option to pluck ripe figs from the tree are two of the joys, as is the total silence, the unspoiled views and the friendly and inquisitive local cat that comes to visit.
Accessing the property is fine and the arrangements before arrival and on arrival all work, including great directions. The caretakers are a lovely Italian couple who don't speak English, but are adept at understanding mime!
We'll be going back for our 4th visit in September 2016. I can't recommend it enough.

We travelled with our relations from the USA and after my brother(from the USA) got over the fact that we could not get Wifi and that there was no TV he just mellowed into the surroundings as did the rest of us. It was wonderful to wake up to such an amazing view each morning.Apparently the owners of the house are in fact installing wifi in the near future. We would definetely recommend this house for anyone wanting a quiet base in Tuscany. The pool was lovely and warm as well. The Houseman Antonio and his wife were always on hand to help although our sign language went a long way! As the previous reviewer stated the gravel road to and from the house was a bit challenging but luckily for us we had hired a Scenic Car so we were not too rocky! We were in driving distance for Siena -Pisa - Volterra and many more places of history and in fact we found it easier to take a train to Florence from Poggibonsi. My American sister in law stated that she did not think that the Italians knew how to make a straight road. Thank you Elaine for a truly memorable holiday from five gentlefolk!! We hope to return one day soon.
Completely isolated, exceptional location, we had a perfectly peaceful 2 weeks, pool was in a glorious sun trap, house well sheltered from the sun, we could choose to sit in the sun or the shade as the temperature dictated (our holiday was in late May early June so there was often a cool wind).
Be prepared for the "White Road" this is an unmade (no tarmac) gravel track, with several areas which need careful negotiation), that said it did not detract from our stay, just add 15 minutes to you drive, to get in and out.
The chapel was well maintained, and very homely, and situated in the middle of the countryside. we saw fire flies (every night), pheasants, foxes, and may other smaller animals including a migrant Hoopee bird.
Volterra was the closest town and each time we visited (5 times in all) we found something different, and enjoyed each visit. Other places to visit are san Gimignano (is a must), Colle di val d elsa (nice, quiet), Seana (exceptional architecture).

Kust / Strand:
60 minuten rijden naar de kust bij Cecina.
60 minuten rijden van de luchthaven van Pisa. 75 minuten rijden van Florence luchthavens. 45 minuten rijden naar Siena. Gemakkelijke trein toegang tot Florence en Siena door het rijden 20 minuten naar Poggibonsi.
Gebruik van een auto is essentieel. U vindt het gemakkelijker te gebruiken een auto ingesteld hoger op de weg, als u een keuze, om te reizen op de witte (onverharde) weg naar het huis te benaderen.
Volterra 6. 5km.
Siena 40 km.
Volterra biedt vele winkels, cafés en restaurants, en is beroemd voor het bewerken van albast in prachtige beelden en ornamenten. Er is een drukke markt in Volterra elke zaterdag ochtend. Een korte wandeling van Nunziata, vindt u Villa Palagione, een prachtig gerestaureerde villa die is nu een cultureel centrum, met een breed aanbod van kunst en cultuur cursussen.
Banken en supermarkten te vinden op Volterra en nabijgelegen Colle di Val d'Elsa. Er zijn vele mooie wandelingen in de omgeving.
Siena, San Gimignano, Pisa en Florence zijn allemaal gemakkelijk bereikbaar met de auto, maar we raden ook aan het gebruik van de trein te reizen naar het hart van Florence.

Please contact by website or by phone in the first instance. Your booking will be confirmed on receipt of a deposit (amount to be confirmed). The balance of payment will be due 9 weeks before your holiday. We also ask for a refundable deposit of £250, to cover any significant breakages or damage. If you are booking within 9 weeks of departure, the full amount will be due at the time of booking.
Flexible. Arrival time after 5.30pm except by arrangement. Guests are asked to vacate the house by 9.30am on day of departure.
Notes on prices:
There will be a supplement payable if the 2nd and 3rd beds are required, to cover additional laundry costs etc. Please note that there will be an additional charge if central heating is required. These prices are current as of January 2016, and may be subject to change. Please contact us for an exact quotation or for any other enquiries.
I ask for a £200 deposit to confirm the booking, and the balance is payable 9 weeks prior to the holiday, together with the returnable security deposit.
