Awesome Property and Location!
10 of us stayed at Villa Sueños in March 2017. The property is well located for a relaxing holiday. Really close to Las Penitas for more action and about 15 minutes from León. There are some restaurants walking distance in Poneloya. Quiet beach that felt like it was all to us. The rooms and bathrooms were all great and clean. Spacious kitchen and living room. Great exterior space with hammocks and table with benches to eat. The pool was a great add-on, but not quite clean. We didn't have water supply here and there for an hour at a time. We are not sure of the supply of water and power in Nicaragua and just went with it. There is a caretaker on site that made sure everything was going well. We also hired a lady through them to come cook delicious food for us for $20USD (we bought all ingredients). We felt safe at all time on the property and did not have any issues.The ocean around this area is extremely powerful and was not great for surfing. Even swimming it in was always for a limited time! At the end of the week, we all agreed that we would come back to this area and to this property in a heart beat.

We cannot say enough about our wonderful stay at Villa Suenos! It was easy to get to with a driver pre arranged to take us from the airport in Managua to Leon to get groceries at the western grocery store and then to the doors of the Villa.
It is a beautiful accommodation with everything you need this far from home. The main living area and kitchen was spacious and supplied with all you need to make your stay stress free. The Rancho and pool area was gorgeous and the perfect place to spend your hot vacation days. From naps in the hammocks to pool fun this is the place for just that. The large bedrooms had queen beds and spacious bathrooms with hot showers. Each room had its separate entrance so if you're with a group you never disturb anyone as you come and go. Gorgeous views of the ocean right from your doorway.
There were 4 couples on our recent trip to Nicaragua and it was the perfect accommodations. You are steps away from a large beach and ocean. The location of the Villa was easy access to Leon or Las Penitas by local bus and taxis home. There were plenty of local food stores and restaurants within walking distance. The people in the village were kind and friendly, we always felt safe here.
You can spend your days doing nothing but soaking up the warm sun, having a massage right on the property or going on tours of the rum factory or the adrenalin boosting volcano boarding!
Antonio and Kenai the caretakers are so kind and very accommodating to anything you need or want to do. They were the most gracious hosts and we loved having conversations with them even though we didn't speak spanish. They go above and beyond! We had Kenai's mom Flor cook us a delicious supper one evening.

Beautiful, newly constructed beachfront villa
My wife, 1 1/2 year old daughter and I stayed at Villas Suenos with 2 other couples in October. I can't say enough about our stay there. It was seamless from the moment we got off the plane in Managua. We had prearranged with the owners to have a driver meet us at the airport. He transported us directly to the house upon our arrival.
The house itself is well designed and immaculately kept. The rooms are large and bright with great views out to the ocean. The layout of the house is perfect for travelling with multiple couples/families. The rooms are separate enough that each one offered enough privacy from the rest of the group. The finishings and fixtures are modern and fit the decor perfectly. The kitchen is well stocked with all the cooking utensils and appliances you may need during your stay.
Most of our time was spent lounging in the large pool or relaxing in the adjacent rancho. The outdoor living space was probably our favourite part of the home and where we spent the majority of our time. The beach in front of Villas Suenos is clean and stretches for miles. The water was warm with decent sized waves to play in. The house has a surfboard and several boogie boards that are available for your use as well.
The town of Poneloya is quaint and not touristy at all. It's a short walk to a great restaurant/pub that has cheap food and drinks and a great view of the sunset. Right next door to the house is a very nice restaurant (Pollo Negro). A nice option for days when you feel like staying in.
The staff at Villas Suenos were incredibly helpful. The caretaker Antonio keeps the grounds in great shape and is very friendly. We even had his fiancee Kenya look after our daughter on several occasions. Kenya's mom, Flor is the housekeeper and you can make arrangements for her to prepare meals for you during your stay. I would highly recommend you have her make some traditional Nica food for you.
There's lots to do within a hour drive from the house. Volcano surfing on Cerro Negro is a must. It's quite the rush to zip down the flanks of a volcano on a toboggan:) The local rum company, Flor de Cana, offers a great tour of their distillery which is only an hour away by car. The university town of Leon is a 20 min drive away and offers sight seeing as well as some options for a night out on the town.
All in all, we can't recommend Villas Suenos enough. Our family had a great stay and loved Nicaragua. We can't wait to go back.
Stunner villa for a relaxing getaway! Perfect for big families or groups
This beautiful newly built villa is something you could expect to see in a magazine! It has all the western amenities that makes the exotic location feel a little more like home (including a/c, queen sized beds, hot water, and dual flush toilets). With 5 same sized master bedrooms each having a full bathroom, this place is great for large families or groups. You could easily fit 10 people with just 2 per room. We went with a group of 6 friends and 2 toddlers. There is a "rancho" hang out space in the middle of the property beside the pool that is shaded, and has fans, seating, and hammocks... a great way to relax the days away in. The pool has a ledge for lounging on and there is almost always some sun and some shade in there. The views of the beach and ocean waves are spectacular. The waves were perfect for boogie surfing (which there were boards available to use). It felt as though we had a private beach as there were not many other people around (although we were there in a low season). Weather was great - hot and sunny, with a few short showers to cool things down on a few days in the late afternoon. The sunsets were unreal. There were a number of local bars and restaurants within a 5 minute walk and the prices were all very cheap. I'd recommend Pollo Negro across the street. The best was hiring a chef to cook the meals for us, which only cost $30 US per day. There were lots of other restaurants to explore in the city of Leon. I felt very safe the whole trip and the locals that we spoke with were very friendly.
Getting here from the international airport in Managua was a breeze with the English speaking driver that is connected to this place, Alvaro. It took less than 2.5 hours in an air/con van on a very well kept highway. You drive through Leon, so if you wanted to stop for groceries, there is a western style grocery store in town to get all you need. Getting to either Las Pinitas or back into Leon was very easy (and cheep) by catching the local bus system that comes approximately every 30 minutes. The cab back from Leon was reasonably priced at 300 Cordobas. For a bit of adventure, we went on the Cerro Negro volcano boarding excursion and it was a must do. I only wish we had time to also go for a tour of the Flor de Cana rum factory as well! Next time for sure, as I am sure I will be coming back to Villa Suenos again!
