Phone #661-472-7319 US, +521-322-1-2167493( Jason Rogers ) 1. CHECK-IN TIME Is 4 P.M. CST AND CHECK-OUT IS 11 A.M. CST. NO early check-ins. 2. This is a NON SMOKING-NO PET unit. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No children under 12 years of age allowed. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500.00USD is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets, maximum occupancy not observed or collection ofrents or services rendered during the stay. c. All debris, rubbish and discards are placed in dumpster and soiled dishes are placed in the dishwasher and cleaned. Used towels should be stacked in the laundry room. d. All keys are left on the kitchen table and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. No early check-in or late check-out unless pre-arranged in writing. h. Parking passes (if necessary) are left inside the unit upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Grand Venetian complex. 1. PAYMENT in USD - An advance payment equal to 50% of the rental rate and fees is required by ________. The advance payment will be applied toward the room rent. Please make payments in the form of: bank money orders, cashier’s checks, Western Union, PayPal transfers (add 3%) or personal checks payable to Alfredo Lorenzo. CANCELLATIONS – Except as listed below, a ninety (90) day notice is required for cancellation. Cancellations that are made more than ninety (90) days prior to the arrival date will receive a 50% refund of rental fee and 100% of reservation deposit. Cancellations or changes that result in a shortened stay, that are made after 90 days before the arrival date, forfeit the full advance rental payment and 50% of the security/reservation deposit. Early departure does not warrant any refund of rent or deposit. 3. MULTIPLE WEEK RESERVATION CANCELLATIONS – Multiple week renters must cancel one hundred eighty (180) days prior to check-in to receive a 50% refund of rental fee and deposit. These renters who make a change that results in a shortened stay are not entitled to any refund of rental fees. 4. LIABILITY – Our only liability to you in case unit becomes uninhabitable or unavailable due to damage or ownership transfer or other reasons beyond our control is a full refund of all fees paid with a minimumof 30 days notice if possible. Initial_______ Page 2 of 3 5. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to FOUR (4) persons. NO EXCEPTIONS THIS PROPERTY REQUIRES A FIVE (5) NIGHT MINIMUM STAY. 6. Longer minimum stays may be required during holiday periods. If a rental is taken for less than five days, the guest will be charged the five-night rate. 7. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 8. NO MAID SERVICE - Linens and bath towels are included in the unit. However, daily maid service is not included in the rental rate. We provide beach/pool towels. Regular bath towels or linens are not to be taken from the units. 9. RATE CHANGES - Rates subject to change without notice. 10. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 11. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. 12. PARKING PASSES - Parking passes (if necessary) are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. 13. HURRICANE OR STORM POLICY - No refunds will be given unless: a. The National Weather Service orders mandatory evacuation in a "Tropical Storm/Hurricane Warning area" and/or b. If a: "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning area” of the residence of a vacationing guest. the day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: a. Any unused portion of rent from a guest currently registered, b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 14- UTILITIES- All utilities are paid by the owner. If for any reason, the consumption of electricity exceed the amount of $200 US Dollars, the Tenant will be responsible for payment, and taken from the $500.00 deposit.

We have stayed in PV many times and always enjoy the city. This property has a beautiful view if you are in the right room. The other buildings obstruct the sunset a bit however. The view of the ocean and pool and city is spectacular. We thought the toilets were extremely hard to flush and a real pain. The property is very quiet but the restaurant is really good with great service. We like a little more action and music so we would not stay here again but, if you love peace and quiet this is the place for you! Thank you for your hospitality!

Breathtaking Views - New Favorite
I have stayed in several different units in towers 1, 2 and 3 at Grand Venetian over the years and this one is my favorite. The view from the 14th floor is spectacular and I could sit on the large patio all day. Wall-to-wall sliding glass doors open the unit up to wonderful breezes. The condo itself is well appointed and maintained. The kitchen has everything you could want. Plenty of seating/eating space. The beds are firm yet comfortable. The rear balcony off the bedrooms is a nice feature too. Ceiling fans and AC keep you cool when you like. The owner communicated very well. I will stay here again.
Wonderful stay at the Grand Venetian!
We recently returned from what was our 10th family trip to Puerto Vallarta and the first time we did not stay in the marina area. Alfredo's condo was absolutely beautiful and the entire process from our first contact to check in with Jason, his property manager, was a pleasure. The Grand Venetian is a beautiful complex on a par with the other high end condos we have stayed at. The view from Alfredo's 14th floor unit is spectacular with a large lanai off the living room and also off the bedrooms in the rear of the condo. What a great view it was watching the fireworks from the lanai on New Year's Eve! We really enjoyed the location compared to the marina as we had a short walk to Soriana (large grocery store) for odds and ends and an even shorter walk to La Isla, the upscale mall directly behind Grand Venetian...which I particularly enjoyed because there is a Starbucks in the mall! The pools are very nice with a restaurant pool side and service at your lounge chairs. We found the food to be good overall as were the drinks and with the exchange rate where it is, quite a bargain. $3.50 for a large mango margarita? Yes! It was easy to get a a taxi into town..there was generally a valet working who would call a cab from the street to come to the condo to pick us up and its a short ride downtown from Grand Venetian, about 85 pesos or $4. If you are looking for a beautiful place to stay in PV centrally located and a great host and property manager, I highly recommend Alfredo's condo.
